A gap frequently exists between a well-developed set of drawings and a project built to that standard, and construction is where a project is most likely to lose fidelity to its design. As owners’ representatives, we act on behalf of the client, ensuring that what is constructed matches what was designed and specified.

This begins with a careful review of bids, evaluating what is genuinely included rather than the total figure alone, and continues through a sustained presence during construction to identify deviations before they become costly.

Areas of Oversight

Construction involves a continuous series of minor decisions: a substituted material, a shortened process on grading, a detail simplified for the sake of schedule. Most such decisions go unremarked unless someone is specifically reviewing for them. That review is our responsibility.

We attend site meetings, review submittals, and maintain regular contact with the contractor, allowing issues to be identified while they remain straightforward to resolve.

An Advocate Familiar With the Design

Because our involvement typically begins during the design phase, we bring an understanding of intent that a construction manager engaged later in the process does not have: why a detail was drawn a particular way, and where it is worth holding firm.
