Larger developments introduce a distinct order of complexity: multiple review boards, layered approvals, and stakeholders whose priorities do not always align. We work alongside developers to address this complexity directly, drawing upon relationships established over decades of practice within the same municipalities and with the same agencies.

Our role varies according to the project. In some instances, we lead land planning and design directly. In others, we advise an existing project team on regional strategy and approvals. In both cases, the objective remains the same: a more efficient path to entitlement and a stronger project as a result.

Development consulting is most effective when engaged early, while strategy still has room to shape the outcome. We help clients understand not only what an agency permits by regulation, but how that regulation is applied in practice, a distinction that carries real consequence if learned only after the fact.

Our involvement continues through the approvals process itself, including representation at public hearings and coordination with boards, neighbors, and regulatory agencies.
