Land planning is the discipline through which a project’s possibilities are tested against regulatory and physical reality: zoning, wetlands, septic capacity, access, and many other constraints that determine what a parcel can ultimately become. We help clients understand this clearly before design commitments are made.

For some clients, this takes the form of a due diligence study conducted prior to purchase. For others, it involves clarifying the development potential of land already owned. In either case, the objective remains consistent: to provide an accurate assessment of a property’s potential, so that decisions are made with confidence rather than assumption.

Our Approach

We begin with the regulatory framework: zoning, environmental restrictions, setbacks, and easements. This is then layered against the physical conditions of the site, including slope, soils, water, and access. The intersection of these two layers typically reveals the most viable path forward.

From this foundation, we can model alternative scenarios for a given property, allowing clients to evaluate genuine options rather than respond to a single proposed direction.
